Spreadsheets
PIA has four separate spreadsheets to assist you in evaluating property. They are the Investment Analysis, Wealth Builder, Home loan, and Linked-Loan spreadsheets.
Investment Analysis:
This is the main spreadsheet for analysing individual investment properties you are looking to purchase. It can provide financial forecasts up to 40 years into the future. Factors such as the purchase price, rent and property expenses can be quickly entered along with the size of your deposit (if any) and loan conditions. PIA automatically calculates your annual rent and yield, loan repayments, total expenses and their percentage of the rental income, pre-tax cashflow, depreciation allowances, your tax situation, after tax cashflow and Internal Rate of return. Assumptions such as the inflation rate and capital growth rate can be changed in your settings. What-if scenarios can be examined at the click of a mouse. The information is essential and the timesavings are incredible.
Wealth Builder:
The wealth builder spreadsheet simulates the purchase of investment properties over time, helping you to plan for accumulating wealth in a manor that is consistent with your personal income and living expenses while showing debt levels so you are comfortable with your risk levels. Each new property you acquire can be linked into other investment properties so you are always sure of your total position.
Home loan analysis:
The home loan spreadsheet lets you keep track of your home loan. This major feature accommodates line of credit options, loan consolidation, refinancing, regular, additional and irregular payments and regular and irregular redraws, variable interest rates and automatically recalculates the term of the loan.
Linked-loan analysis:
A spreadsheet for examining the implications of using investment property income streams to accelerate home loan repayments with the view to being debt free on your own home. A great tool.

Reports
Financial Report:
PIA can produce a one-page summary or a detailed financial report of 5 or 6 pages for the proposed investment. This is ideal for helping you to secure finance for the purchase and makes you look like a professional.
Detailed report:
A report which details all of the information relevant to the specific investment along with a detailed description of the input variables plus assumptions and what they mean.
Portfolio report:
Accumulates properties according to when each was purchased and calculates cash flows and rates of return on the entire portfolio.
Multiple Properties:
Calculates cash flows and rates of return on multiples of the specified property.
Home loan report:
A report which provides the details and annual break-down of an investor’s home loan, showing the term of the loan and the total interest paid.

Calculators
Property Investment Calculators
Capital growth:
Calculates an average rate of capital growth given the value of a property at two points in time and the number of years between.
Inflation rate:
Calculates an average inflation rate based on the value of any item at two points in time.
Income tax:
Calculates the tax liability for any specified taxable income using the tax scales set within the program's settings menu.
Sales commission:
Calculates the sales commission on a property based on the scales set within the program's settings menu.
Loan payments:
A financial calculator is provided for working out the repayments on any P&I loan. It is also possible to work out the new term of the loan if either the frequency of payments is changed (e.g. paying fortnightly rather than monthly) or the payments are increased.
Loan Consolidation:
A facility for examining the revised payments and after-tax cost of combining existing loans and adding that for an investment property.
Loan Eligibility:
A calculator for working out whether an investor meets a financial institutions criteria to qualify for a property investment loan.
Retirement Estimator:
A facility for working out current net worth of investment assets and the number of years needed to achieve retirement goals.
