		<description>It is important for &quot;unintentional landlords&quot; to follow a good process for letting their property, as you say if they are letting what was a family home it is likely to be more attractive to renters. 

The unitentional landlord needs to do their homework by at least researching current rents in their area for their type of property so they have a better idea what to charge.

They need to take advice from a tax adviser or accountant so they know exactly what they can and can&#039;t claim as tax deductions.

They need to understand how to properly market their property.

They need to get a good understanding of the tenant screening process, not just credit checks but background checks, employment verification, talk to previous landlords to assess their prospective tenants payment history.

If they don&#039;t follow a good process they could not only end up with bad tenants but be in a really bad finacial situation.</description>

The ruling that was made in September 2003 concerning water and wastewater charges deals with Metro water. In July 2006, Manukau Water was formed. They charge water by meterage but wastewater is not a percentage of the water usage. It is charged at a fixed rate per property and billed quarterly ( on same water bill). That&#039;s $79.99 per bill plus water usage .($320 p.a per residential property).

Would you say the wastewate charge is payable by tenants as well?

Would appreciate your views on this?

		<description>We had quite a deal to do with Maryan Street over tis issue as she is one of the Birkenhead based &quot;Labour North&quot; LIST members of Parliament and personally spoke to Maryon on several occisions over her bill. We were very unimpressed because Ms Street seemed to dodge the Insurance Councils position. Futhermore this article is the first evidence seen where Insurance Council regretted thier pursuit of the Dunedin excercise. Ms Street did not convey that to us. Clearly too much politics involved. Clearly the Government will not give over despite Insurance Councils decision not to pursue. That info I might add has not been conveyed to us by our Local Insurance broker where we deal with a very large well known Insurance Company and has all our business. The idea of the Tenant carrying the Insurance is ridiculous and only wants a payment failure to can the deal while Landlords track record goes to the wind.</description>

		<description>The Insurance company ALWAYS goes after the Tenant to recover any loss from a Landlord Claim such as a damaged roller door by driving into it while closed. therefore Mr Cosgroves advice to Landlords is quite incorrect and those people who advise the Miniter are not at the coal face to lodge a claim, go through the hassles of liability, hopefully recieve payment from Insurance Company. An Insurance company has always sought to recover damage from a third party and motor vehicle insurance a good example of that. Since the sale overeas of two major New Zealand Insurance companies about 4 years ago they have raised the Landlord Excess from $150 to now be $300.00 so it is no good Minister Cosgrove saying Insurance has not risen. That is incorrect because the raised excess now will not cover a broken window payne as it used to. The excess is greater than the actual cost which renders the Insurance useless on that issue.</description>
