Andrew KingAndrew has had a love of property since childhood, saving for and purchasing his first investment property by the age of 24. He has always managed his own properties and enjoys this aspect of being a property investor. His passion for the industry led him to developing the Auckland Landlord newsletter in 1996, which provided current and independent information to Auckland Property Investors. The newsletter grew into the national publication, Residential Property Investor magazine, which he sold in 2002. Andrew has been a committee member of the Auckland Property Investors Association since 1997, serving four years as President of the Association. Andrew has written two best selling books on property, “The Complete Guide to Residential Investment Property in NZ” and his latest book “Planning for Property Success in NZ”.Andrew has spoken at property investment seminars, written for several magazines and newspapers, including the New Zealand Herald and Sunday Star Times. He has appeared on the television program Money Matters and is often sought by radio stations and other media to share his knowledge on property investment matters. Click here to enquire about an appointmentThe coaching processAs there are many different investors with different backgrounds and requirements, no two coaching sessions are ever the same. However the following is a brief overview of what you could expect from coaching. After making an appointment you will receive a client questionnaire, usually via email, for you to complete. This provides background information for Andrew to go over and produce a situational analysis of your current circumstances. This greatly speeds up the coaching process. Information from the client questionnaire is placed into a spreadsheet and used to analyse your existing situation and seek a direction for your property investments. This spreadsheet is given to clients after the coaching session. At the coaching session you may have specific questions about property and your circumstances that you would like answers to. Andrew will either answer these questions or direct you to specific professionals if required. Andrew will go through your goals and your current situation and explain your strengths and weaknesses for investing in property. Aspects of different property types and locations are discussed, with explanations of their advantages and disadvantages for your personal circumstances. The aim is to ensure that each property purchase will allow you to continue investing and reach your goals. From the analysis and discussions, property buying rules are established. Appropriate structures for owning property are presented to establish which is best for you. This is a highly specialised area, however, so further professional may be warranted. If you already have ideas about what you would like to do with property, then Andrew can act as a confidential sounding board. If you have an existing portfolio then this can be analysed to help ensure it is performing optimally. Following the first client meeting, you will likely have research to undertake on the proposed strategy and location of your investments. This is to confirm any assumptions that have been made in developing your property plan during the first meeting. If required, you will meet any specialists to further clarify your current or planed situation and complete your property plan in writing. At the second meeting you will go over your revised plan with Andrew and discuss any issues that may arise as a consequence of your market research and meetings with specialists. Any necessary amendments will be made to the plan and an action plan established, including specific time you will spend on property and how many properties you will look at before the next meeting. If you have any questions while actioning your plan, Andrew will be available to answer them by phone or email, or point you to an appropriate specialist. This could involve finding agents, discussing a particular property or any aspects of negotiating a deal and going through the purchase process. At subsequent meetings we will go over the action points established at the previous meeting and ascertain if the plan is going well or needs to be modified. At the conclusion of the year, we would expect to have made at least one purchase and gained experience in the buying process plus property management issues.
